Specification, tender, evaluation and oversight of the mechanical maintenance contract covering 53 residential blocks and supporting offices. Three-plus-two-year contract structure, contractor performance KPIs, technical spec written for a sheltered & supported portfolio's actual operating profile.
Maintenance Works Monitoring & Management
Ongoing monitoring, auditing and contract management of PPM and reactive works delivered under the maintenance contract. Monthly attendance, contractor scoring, spec compliance evidence, escalation routes for failed work.
HEVAC Maintenance Tender Strategy
Redevelopment of the tender documentation and evaluation methodology used for mechanical maintenance contract renewal. Updated spec, scoring matrix, and contractor selection process drawing on lessons learnt from the original 2019 award.
Heat Network Compliance (Metering & Billing Regulations 2020)
Feasibility surveys, technical and economic assessments, ultrasonic metering and HCA recommendations, and OPSS submission for 140 tenant properties under the Metering & Billing Regulations 2020 regime.
Trend IQView4 BMS Upgrades Across the Boiler-Room Estate
Phased proposal, specification and oversight of Trend IQView4 BMS upgrades across the portfolio's boiler rooms — weather compensation, optimised start, set-back temperatures, and remote fault visibility for the maintenance contractor.
BMS AI Analytics Specification
Specification of Trend head-end upgrades with AI-driven diagnostics linked to the maintenance contract. Building performance is measured rather than estimated; faults are detected before tenants raise them.
Planned Plant Replacement Programme (2021–2026)
Full mechanical design consultancy for the rolling capital programme of heating and DHW plant replacement across the portfolio. Schemes delivered or live include Meadow Court (Phases 1 & 2), Bosco Court, Florence Court, Mitford Court, Ennis Court, St Anns Court and Heathcote Centre. Each scheme designed with bi-valent ASHP readiness — ready to switch when the heat-source case is right for the building.
